Weather seals are the cheapest part of a garage door and the first thing a Simcoe County winter finds. When the bottom astragal hardens and cracks, snow drifts under the door, meltwater runs onto the slab and the garage never warms up.
We replace bottom seals, perimeter stop moulding, jamb seals and top seals, and check that the door closes level to the floor so the new seal actually makes contact across the full width instead of only at one end.

Usually the door is closing out of level because of uneven cable tension, or the concrete slopes. Both are addressed before fitting new seal, otherwise the gap comes straight back.
On a driveway that drains toward the garage, a floor threshold combined with a good bottom seal makes a real difference to water getting in.
It depends on sun exposure, salt and how cold the door gets. Bottom seals are a wear item, and replacing one is a small job compared with the water damage it prevents.
